What is CONFOTUR and why is it important?

CONFOTUR (Consejo de Fomento Turístico) is the Dominican government's tax incentive program for tourism investment. Registered projects benefit from IPI exemption for 15 years and exemption on real estate transfer.

How does the DR real estate trust work?

The real estate trust is a Dominican legal structure where an authorized trustee holds buyers' funds in total separation from developer accounts. It protects buyers: their funds cannot be used for other purposes.

Can I get bank financing to buy in DR?

Yes. We work with Banreservas and BHD León which offer mortgages to Dominican residents and foreign residents. Conditions depend on profile: rates 8-12% USD, duration 15-25 years, minimum 30% down payment.

What is the 52% breakeven point and why does it matter?

It's a World Activities Group internal rule: we don't start construction of a phase until reaching 52% pre-sales in the phase. Doubly protects the buyer and the bank.

Can I buy remotely without coming to DR?

Yes. We accept legalized powers of attorney and the entire process can be done remotely. We provide 360° virtual tour, trilingual documentation (FR/EN/ES) and DocuSeal electronic signature.

What is the DR real estate taxation?

IPI: 1% annually on value above 8 million DOP (~140,000 USD). Exempt if CONFOTUR project for 15 years. Transfer tax: 3% (exempt CONFOTUR). No tax on real estate capital gains between individuals.

The 6 institutional signatories, what is it?

It's our internal rule: any feasibility must be signed by 6 experts before financing: Developer (World Activities), HRD Developer, Constructor (AC Arias Cuevas), Certified Architect, Engineers, and Certified CPA (Emily Zayas).
